Title: I am so SICK of this house thing!

 Our house has been on the market now since the Rally ( not to long ago).  Already we ve has two seperate offers on the house.  The 1st one fell through the next day, and now it looks like the 2nd one is on it s way out too.  We thought it was good, got the deposit, both of us contacted our Attorneys, wrote up the purchase and sale (it should be in the mail today), and had the home inspection yesterday.  I guess the inspector mentioned things, " would just keep getting worse" .  The potential buyer left a message on my mothers machine, and we re supposed to call him tonight to discuss it.  
 What a bumer [:(]  I m hoping he might take less $$$ for the house instead of totally pulling out.  It is so hard to get this house ready for a showing with all the kids (including the one not born yet)  And we ve never had any major problems with this house, so I m not sure what he s talking about.  
 Anyway, could you all pray that either things go great tonight on the phone call, or that the right buyers show up soon?  I know that there are a few of you selling/looking for housing and you can realte!  It s so frusturating!  Know what?  I think I better go pray too!!! [:D]

 Acts 2:38 girlI hope he just deducts a little bit of money and keep the offer intact. The fact that he wants to discuss is a good sign, probably inspector told him to get ready to spand some money for this and that and he will try to recoup all of it, well hopefully only half.
 
 
 Our real estate agent is about to arrive and we are so tired and excited. If the house sells quickly, we don t even know where we can live till the other one is finished. As the new house is not conditional on this ones sale, pressure will be immense ....

 If you sell early, put it in the contract when you plan to have your new place available.

 Acts 2:38 girlI say bugger to giving them a discount myself.. We are trying to find a home in the same price rangeand up to to 20k higher.. And we can not find anything as nice as ours.. Plus, they want out appliances to boot! Not only that but the septic system is almost done being installed here (yes, brand new) as well as a brand new deep well that is going to be connected tomorow..  (Think 25 grand right there!!) Then our back yard used to have a drop in the back and it dropped about 6 feet.. Now they have regraded it level and our yard is really twice as big, but looks even bigger than that.. Damn inspectors.. always making things look so bad! Man this burns me.. I have half a mind to tell him to stuff the sale and to keep the house!!
 
 Geesh.. Can you tell I was working around Boston today!! [:@][:@]

 Acts 2:38 girlSo what happened on the phone call ? it fell thru ??? Ours is going on sale today, real eastate agent said we won t accept any offers till Wednesday and the house will be advertised at a lower than we want to accept price on sale. He did this before and he says it usually drives the prices higher then normal. He thnks it will be sold by the end of next week for sure, and probably with multiple offers. Excatly the same Townhouse (Well, 5 SQ feet smaller than ours) sold just a few days ago, and we are putting ours at the same price with what it sold for as sale price. which is 1K less then what we really want. He hopes that we will get asking price plus 2K or 3K. WE will see I guess.

 Acts 2:38 girlFinally got through to him last night - actually my mother did.  (She s selling the house for us)  I guess the home inspector really freaked him out about a bunch of little things.  The funny thing is, most of them we still plan on fixing.  A few of them were:  no rain gutters on the front of the house
                    a fuse box and a circuit breaker instead of one big circuit box
                    a rotted window sill
                    no soffets (know spelling is wrong - not sure of termanoligy around  the chimney.)
 
 I called him back and told him a lot of the things were fixable and we were still working on the house even though it is on deposit.  He s supposed to fax us over a copy of the inspection report.  That way we can look at it and work on some of those thing.  Hopefully they won t back out before they think about it some more[:(]

 Acts 2:38 girlGood luck Acts 2:23 girl.  I just caome back from the home builders office telling them we won t be able to visit them today, but tomorrow and was wondering about your offer. I had decided against asking what happened, and you post appeared magically [:D]
 
 I hope it works out and goes thru. We had one showing yesterday and that is it. I was hopign a few more today, guess it is not gonna happen. There is one scheduled tomorrow. Our real estate agent is not going accept any offers till Wednesday, we will see if there will be any ....

 Acts 2:38 girlGood luck!  I don t know what s worse - no offers or offers that fall through constantly!!  [&:]  Hopefully we both won t have to wait long and will be all set by September!  I decided to call our lawyer and let him speak to the other guys lawyer.  I really hope they can hash it all out.   I really can t stand getting this house ready to show 3-4 times a week.  Woman with three children who are 8.5 months pregnant should NOT clean the house this much!!!  [:D] [:D]  I think if I try I can get a Dr s note for that![:)]

 Acts 2:38 girlAre you sure it is best for lawyers to tackle that ?  Maybe it is. GOod luck and please let us know.
 
 I am mad with our real estate agent. I told him to exclude the appliances, and he did not, and I got an e-mail saying they are left in to be used as negotiating tools !!!
 
 
 We have brand new (or very near) top of the line appliances which total 8,000 dollars worth ! he thinks we are gonna give them up ? HA !!!! I ahd rather sell the house for 182K ! I told him that we won t give up the appliances and his answer was we will exclude them or tell people they are rentals so they can t negoatiate around them. A few thousand, maybe I could think about ! 8K FORGET IT !!!!

 We are sitting tight hoping/praying for an offer ......had an elderly couple look it over last night .....Are weekends usually the times when they put an offer down or any day ?

 The first rule of real estate transaction is: Never deal directly with the opposite side.  Always go through your real estate agent.  More deals fall though when seller & buyer interact directly than any other initial cause.
 
 The first time to talk face-to-face with the buyer is at the closing.

 Acts 2:38 girlYeah, it fell through!  Oh well- back to square one!  When the potential buyers started talking about major things that they wanted fixed we decided to give them back the deposit!  We are going to show it one more time this week, and then next week start on the " Open Houses"  Saturday and Sunday again.  Our lawn looks horrible, so I d really like the grass to have started to grow in.  We are also going to drop the price of the house into the $`170 s, so I hope that helps.  It s not a huge deal right now, because we don t even have another house lined up yet!
 
 How about you Austin?  Anything going on with yours?

 Acts 2:38 girlWhile I was waiting for the closing, I went over and the owner was there, got his permission to plant bulbs and flowers and he showed me what he was doing in the house, we were suprised because he was painting the whole house, which was not part of the the deal and he told me about the neighbors, especially the kids.
 
 I would NEVER have considering talking to him while negotiating.

 Acts 2:38 girlYeah, maybe you guys are right.  I just didn t seem the harm in it, but I can see now how it could be intimidating to someone.  I just figured since we d listed the house on isoldmyhouse.com, they would take into account that they would eventually be speaking to the owners!  It sounds confusing, but we are selling the house ourselves, but Mom is showing it, advertising, etc, just like a RE agent.  She will also get a commision, but only about a quarter of what an agent would get.  She also hybridizes daylilies, and this is her busy season, so I think she s getting burned out!

 Acts 2:38 girlOne couple saw the house on Saturday, came back last night with her Dad (who did a through house inspection), and told us they would call us today with any questions or an offer.  They love the house, but I think that he might be a little to tall!  Our ceilings are low, and even though we are 5 7"  most tall people barely clear the load bearing beam that runs throught the living room!  Oh well!  We need shorter buyers!

It is a very nice house you have ! Is it the style that dictates the hight of the ceilings ?
 
 I am sure someone will come up soon and take it from your hands !
