We are currently "shopping" actually considering the '05 Fleetwood Niagara because of the "High Walls" and less to fold down when folding up. Actual owners, please give your honest evaluations of this camper.
Also, what would you consider a fair price for this camper? Are the 2006 models out yet?

We purchased our 05 Niagra in Jan and love it.  There have been some bugs to work out but overall, like it very much.  We live in Southern California and we paid $13,200 +tax/license.  The 05 Niagra's are tagged at $14,995 and some dealers won't deal.  Talk to your local dealer and ask about any differences in the 05's & 06's.  I've heard rumors that they may be mfg the newer models with sewer hookups which will allow the pottY/sink water  to be put directly deposited into the sewer.

You might get more responses if you posted this question in the general forum instead of the Viking forum.  I don't have a Niagara but I do have a Coleman Avalon and love it. It has been a dependable camper.

2006 are not quite out yet.  A 2005 at Peco Campers in Atlanta is $12,795.00

Here are the other "options" that Peco included on my Niagara for the $12,595 we paid at the beginning oof the season:

Exterior RVQ Gas Grill
Furnace (16,000 BTUs) (*Only available with refrigerator)
Microwave
LP Gas Oven
2 Portable Combo Fan Lights
Stereo w/ CD Player

Other options I paid for:
A/C
Rear Mount Bike Rack Receiver (no longer available)
Sink Cover

Got my 2005 Sequoia at Peco Campers in Atlanta.  Got many extra's including screeroom attachment and upgraded AC.  Great price was 12,275.  Am very satisfied with the purchase process and delivery as well as followup that PECO offers.  http://www.pecocamping.com/  Take a look at their inventory, it's all online.

Tim I think the listed "options" are standard on the Highlander.  At least they are listed in the 2005 brochure as standard.

My price list, from my dealer in PA, has the Niagara with an awning selling for $11,883.  It does not include air conditioning.:)

I cannot believe some of the prices flying around for pop-up's these days. I realize they are nice and have alot of bells and whistles but 12 to 15K ! Wow!
My TT was only 15K and change!  I guess they do put a premium on the "easier to tow" factor.

Yup, the prices are pretty close to TT prices these days and also the hybrid prices too. But, considering the fact that there are 2 KING BEDs, easier to pull, probably a 30 to 50% better towing mileage, can be towed by a mini van(although some think not, I dissagree with them).. easier to store, will fit in the standard garage,,, these are considerations for the pup ups these days. The only thing that they are missing at all is that grey water holding tank and sewer hookup,,now there seems to be rumblings about addressing that(?).. Too each thier own, that is why there are so many different ones to choose from.. Happy Camping to all!! Walt
