Need some help from the experts out there. We have a '05 Fleetwood Resolute (2200 +/-lbs) and would like to tow it w/ our '04 Xterra (5000 lb towing cap.) It has a 180 HP 6 cyd. w/ an auto trans. Should we get a weight distribution hitch or a sway control or both.

Well, I am by no means an expert, but I would definitely encourage you to get the sway bar. IMHO, it's not much money but the added safety to you and your family is invaluable. Since your Xterra is an automatic, I would also suggest getting a transmission cooler if you don't already have one.
Finally, keep in mind that the 2200 lbs is most likely your camper's unloaded weight. You need to add in the weight of all options and the cargo capacity to get the gross vehicle weight rating (GVWR). Your car's 5000 lb limit will need to cover the camper's GVWR as well as the weight of the occupants and cargo in your vehicle.

HTH! :)
