Looking at 1992 Jayco - Fair Offer?

This evening I'll most likely be going out to look at a 1992 Jayco Jay series model 1208.  I very briefly looked at it from the outside only this past weekend.

The outside appears to be in excellent condition for a 1992 model, with no discoloration on the tenting that I could see.  The roof had a little bit of dark staining in areas.  The caulking appeared to be in very good shape.  Didn't get a chance to go inside or crawl around it.  Also I was only able to see a few areas of caulking.

Per the flyer and my conversation with the owner:
Currently owned by the original owner.
Has no heater, AC or fridge.
12 foot box (model 1208).  Floorplan looks like it will suit Mrs. bh357 perfectly (has a larger size dinette, which she wants).
Has an awning and screen room.  The screen room is also something that Mrs. bh357 really wants.
Has hydraulic surge brakes.
Bearings repacked 3 years ago. (these would be repacked once I got it home if I buy this popup).
All systems (propane, electric, plumbing) work with no issues.
Owner states that the interior is in excellent condition.
Owner states that the pupup has never leaked.
Owner states that he is selling it because his kids are grown and he hasn't used the camper much in the past couple of years.

He is asking $2500 for it.  The NADA Guide puts average retail around $1600.  What would be a fair amount to offer?  The owner stated in our conversation that he felt the camper was in excellent condition.  I will be able to see this for myself when I go to look at it.

Like real estate, so much of camper pricing depends on location, location, location.  Here in Colorado, used campers go for much more than they do in the Midwest.  I recently purchased a used Viking via the Internet in Wisconsin (after my dad, who lives in Wis., inspected it).  I felt the purchase price was at least $2,000 less than what I would have paid in CO.

However, it sounds like he's asking too much for this camper, regardless of location.  Have you been following the classifieds in your town?  Also, check out Craigslist for your area.  That will give you a better feel for what similar campers are going for in your neck of the woods.

If, after inspecting it, you feel it's truly in excellent shape, maybe offer him $1,800 or so.  If he's asking $2,500, I doubt he'll go for it, but you never know.  Otherwise, keep looking, but keep his phone number handy.  Chances are, he won't be able to sell at that price, and may be more willing to dicker in a month or two.
