 I recall there were some members who recently went through this trauma and we re smack-dab in the middle right now.  We ve had our house on the market for two weeks and no offers...we re going to replace the carpets as right now the floor coverings are in very rough shape.
 
 We are considering doing something we said we ed never do...put an offer on a house while not having one on ours...it s pretty scary...our agent suggested asking for a 120 day closing...what do you guy s think...would you put an offer on a house without having your s sold?

 fivegonefishingIt would have to be conditional on having yours sold. 120 days seem little bit too long but depends .... We had a conditional offer on our last house based on oure being sold, we waited 4 months and the option expired, we had to decrease the price by 10K and it sold withion a week and we were able to firm up on the two weeks extension we were provided.  Good luck Tammy ....

 fivegonefishing[font=" comic sans ms" ]We did, Tammy.  We bought a new house on a Tuesday, put our old house on the market Wednesday and it sold on the following Sunday ~ so we lucked out!  We also listed with an agency that agreed to buy the house if they hadn t sold it within a certain amount of time ~ don t remember how long now, but it was a nice safety net ...
 
 At the very least get a contingency on the sale of your house in the purchase agreement.  We had a 90 day closing and then rented back for 2 weeks, so we could do some cosmetic work on the new house before we moved in.

 fivegonefishingHey, don t get to antsy yet!  Our has been on the market since the Rally (roughly 2 weeks)  and no offers yet either!  How many times has it been viewed, is it on-line?  We put ours on the internet ourselves  ( http://www.isoldmyhouse.com/cgi-bin/properties.cgi?action=ls&adnum=29072&sec_type=prop)  hope that works and its been viewed over 300 times online!  Not to mention we have signs all over the neighborhood and in all the area grocery stores!  We are trying to sell it ourselves, otherwise a real estate agent would handle this for you.  I just have more motivation than an agent.  We have to be in a house we have lined up by the end of this month.  God is definately in control of this one - I would be FREAKING out!!  [;)]  I d try the 120 closing if the other homeowners are willing to go for it - house have a really good turn around if the price is right!  Good-luck![:)]

 fivegonefishingWe put in an offer on a house in Texas prior to our house in NJ being sold a while ago.  Contingency clauses are very common in real estate sales and you will not lose your deposit money should your current house not sell.
 
 Also, it s only been on the market two weeks?  Relax.  It s a flat economy right now and people are just getting vacations out of their way with kids.  Good luck.

 fivegonefishingTracy, yes we want and need a new house.  My mom will be moving in with us and we want to move to a smaller town.  We re looking at Oshawa which is about 1/2 hour east of Toronto.  My job is pretty flexible for commuting, I ll still work in Toronto.
 
 My agent suggested putting in a firm offer with a closing of 120 days; he s pretty confident that ours will sell, every house in the neighbourhood has sold when listed.  We had Home Depot in yesterday to see how much new carpets will cost, should get the quote early this week.  I just steam cleaned what s there now and it looks a lot better however the underpad is toast and it s wearing thin in several areas.  I m still not sure about putting out big cash to sell our home.

 fivegonefishingP.S., we re going for a second viewing tonight on the house we like.  We ll be taking the kidlets this time.  I love the house but dh feels there is not enough yard.

 You may remember that I was one of those others going through the house selling.  12 showings in 2 weeks is great, but I d be dissappointed too about the no offers.  Ours was on 6 months.  The listing with 1st agent ran out, we listed with new agent for 25kless. (Big house 5500sq ft with in law).  
 
 Well, we have a contract here!   AND  we just picked out a house in Jacksonville and that offer has been accepted!   We move in less than 4 weeks!  DH is already in FL working.
 
 A tip I have about the carpet....
 
 
 Ours sitting room/master bedroom carpet was in rough shape when we went to list.  Kids, pets, sloppy DH took it s toll and there were quite a few stains.  I steam cleaned and it looked much better but some stains were there for good.  I decided that we couldn t afford to replace all the carpet to sell the house.  I went to the Sears Hardware, bought a couple sheets of acetate and cut myself out a large two part stencil in the shape of a large oak leaf.  Using 3 different colors of regular decorator latex spray paint,(two browns and a green) I stenciled leaves over all the stains!!!  I added extras for effect!  Everyone who sees it says it s amazing!!!  It looks like custom carpet!   Best part is, it only cost me around $18!
