Today we were visiting the sales office of the home building company and talking to the sales lady who sold us this town house and our old house.

She likes us I guess, she offered us a small detached home for only 30,000 more than our town house had cost last year. We were little bit complaining about how small it was and our neighbours and so on. She goes, well, it is a very slow season for us and we can give you a real good deal. The good thing is the value of the townhouse went up by 20,000 in that year, so we are not talking a huge difference.

But, as I am unemployed, it might be impossible to get financing anymore ..... Tomorrow I will go to the personal banker who approved us three times and lay the cards on the table and see if we can switch mortgages and move to a small house (only 100 SF bigger than this) but it is a detached home!

Wish us good luck :) will let you know how it goes of course .....

birolI really don t think the bank will go for it, they immediately asked for the tax returns, not the assessments, and when I mentioned it doesn t look good, the ladie s voice I deal with went really down.

Our take is that, the rental house can pay itself and the new house, and let us live any way we can so we can live in a house, the new mortage will only be 100 C$ more than the old mortgage, we can manage that. But if they go with you gotta make X to get a mortgage of Y, then it won t happen. And I am pretty sure that is what is going to happen. We have a huge equity on the old house which will cover the mortgage of the new house, I am thinking maybe they can consider this a secured mortgage and process it that way. I don t know ......

DW really wants it, I do too, but not as much as she does. It would be nice to live in a house again. Especially one of our neighbours is making it difficult for us to live in peace, thus we want to move .... And a two car garage, and our own little yard.

I am printing the tax returns and stuff now, will meet with her at 1:30 pm. I wish I ahd a real job, this would fly thru so easily :(

Oh well, worst comes to worst, we will still have the town house, so it is not a big deal, but now that our hopes are high  .... you know how it is.

birolAre you buying a place to park the camper you are purchasing?  It has a 2 car garage, doesn t it?  Good luck.  If it is meant to be, then it will be.  Have you thought about an equity loan from your former house to buy the new house?

One of our reasoning is the PU too, we need a place to keep it in, and this new house have a two car garage.

Thoought about getting some money against our secured line of credit on our old house two. That would enable us to put down 25% down and save money on the mortgage insurance to the tune of 6,500 C$.

I am crossing my fingers, within an hour I will be talking with the bank ......

birolI am so excited for you and your family.  Hope all goes well for you.  I help lots of folks acquire homes and other properties all the time.  I still get excited for each client when they are purchasing ro selling just as I did 24 years ago when I first started helping folks buy and sell.  Some out of state buyers would send me detailed floor plans with how their furniture was to be placed and I would meet their movers.  Presto, when the buyers walked in, everything was ready for living.  I m some kinds of finantic about organizing stuff, anyway.
Go for it birol.  It can be done somehow....plenty of lenders out there want your business and with rates lower than in 40 years, there s no need to wait any longer.  A new home for the popup would be great.  Oh yes, I know someone who went to look at a boat at a home I had for sale and ended up buying the boat plus the house to go with it.  LOL!
