 Our real estate agent sent an e-mail stating that we do not have an offer as they were hoping.
 
 Ours is the cheapest TH in the subdivision,and we had only 4 showings. I guess people are just not interested [&:] what a bummer ........[]

 Their thinking about what to offer -- DH and I have to consult one another.  
 
 DD had the nickname as a Freshman in high school.  Out of our 2 DD s, yes she is the angel, also the one with common sense.  The other is blonde -- enough said there.

And the small model (1600SQ feet) we were maybe buying is gone. They had two of them, one sold, one is pending an offer just ready to be signed.  [&:]

 We are never home when someone comes to see the house, we hop into the car and go somewhere, shopping, visit a friend, etc ....so they never saw me []

Thanks Tracy, we were really down yesterday. We went to the sales office for the new house, and the sales lady said, lets not sign today, as it will have to be a firm offer only conditional on financing and lawyer reveieing the documents. She is buying us time.

How does the rest of the market seem in your area?  I know in MA/CT the market is pretty hot.  We were scheduled to look at three houses we liked and by Saturday two of them had a deposit on them!  We ve had 2 offers on our, but they both fell through.  Since we ve had so much excavation work done in our yard to install the new septic, it looks awful!!  The boys can t play out there bacuase the whole back yard and half the front yard is dirt (wet dirt too, from the rain!)  So I think we ll start showing it again in about a week.  Hopefully the loam and grass seed will be put down this week.  It s a long process Birol, one that usually doesn t happen quickely.  []  Even closing on a house can take over a month.  Hang in there!![]

The market is very hot, but I think people are not looking at Town houses. We live in the most desirable area of Whitby. We have seen houses being sold within a matter of a week or two all the time. But those were big houses. Maybe townhouses are not so hot, that seems to be the indication. we had only 4 showings and nothing yesterday, not a good sign at all. A few houses down from us, another TH was (smaller than ours and one and a half bathroom) selling at 197,500, and as soon as we entered the market at 189,999, they matched us. Hopefully ours will sell as our house is bigger and has 2.5 bathrooms.
 I wsa hoping this could be easy because of the market, location, but maybe we are over priced. Actually exactly the same model sold for 189,000 4 days ago, so we shouldn t be overpriced, matter of someone who wants it I guess.
 
 You guys are really going thru a lot with your house. I am sorry the second offer fell thru, wish the differences could have worked out, some people just don t want to deal with even minor  stuff. Hopefully yours will go very soon. It would be a blast if we both sold at the same time, we would have to meet and celebrate []

Keep thinking positively and it will sell.  Ever heard of those St. Joseph statues?  Some people think it helps to sell a house and others say it s hogwash.  I m not sure how it works but some homesellers have told me they secretly planted a statue in their back yard while I had it listed and they said a prayer and then the house sold .  Of course, I think it was just the right buyers coming along that I had qualified but I also believe in the power of prayer.  Well, whatever.....you decide.[]
