Sales lady spoke with the bank lady and was informed that everything looked dandy on their side. The papers are at head office and is expected to be approved this week. At least one hurdle is gone ......(Well, I sure hope so). Now I gotta tidy the house up again, sigh .......

birolBuying a new home can be such an exciting time.  Selling a home can be a huge pain!  TRY to enjoy the excitment in all of this!

birolThings will fall right into place, I know.  It just takes a little time.  A tip for the tidy up part is to have a couple of boxes with lids around to throw all your  extra clutter into when you know someone is coming.  It only takes a few minutes and you store in the same place out of sight.  When the showing is over, you can get it back out.  A client of mine hated straightening up the kitchen counter top and used this method.  The house sold when she did that.  Yes, staging your house to sell really does make a big difference just like making sure all the drawers open on the cabinets, door knobs are not loose and other little minor things.  People notice these little things and think there is something bigger wrong with the house.  Try to keep things positive, even though you hate the bit of inconvenience when it is being shown.  Think of it as a necessity to get it sold so you can move on to a better place for your popup.[;)][:D]

B-flatDW thinks I gotta tidy up my Computer table too, it is little bit disorganized. I think I will do that as well  [8D][&:][:@]

birolI use the economy box trick with that mess as well.  I know what you are going through as my place is being shown now, too, and  the others want to show on 20-30 minutes notice since they know me.  I just throw stuff in box and put in closet, grab keys and head for the car to be out of the way.  So, just organize once and keep a box around for the everyday stuff to be put out of sight....works for me.[:)]

birolJust remember that they will look in the closets also[:@][:@]

birolYep, folks will look in the closets, so use a box that has a lid for your really messy clutter.  Remember that this scenario is only temporary but necessary for getting your place sold quicker.  When I was younger and first married I was the most organized person in the world.  Along came children making it more difficult to keep things straightened up in the house.  Now children are grown and I m still trying to keep organized  It seems like I am busier than ever but more tolerant of clutter and " stuff"  than when I was younger.  I got accustomed to " stuff"  being around with not enough time for the " round tuit." She does it usually, and I give her a hand if she asks. We might get on each others nerves when we work together, so we usually tackle different things, or agree on what/how to do and do it together [;)][:D][:)]

birolHere is a tip that might help you sell your house.  Bake some bread.  When we sold our house in Tennesse, our realitor told us to get those frozen bread loaves and bake them just before they were to show the house.  It gives it that " homey"  smell and feel.  It works.  Was sold on the third showing and everyone they showed it to commented on the fresh baked bread aroma.[:D]
