RE: Reached agreement on house in MN

 Saturday morning, PJay and I signed a PA (Purchase Agreement) on a house in Ham Lake, MN, just a short drive north of St. Paul, MN.
 
 The three most important things in real estate are location, location, and location.  Were this home in Stoughton, Mass, it would be way out of our price range...at least double what we are paying.
 
 PJay may even drive out there in the next day or two with the Taj MaHaul so that we can get a home inspection done.  She d take Travler77, DS, and DD#2 with her so they could see the house.  She d leave the pop-up out there.
 
 PJay s job has ended, and I m done Thursday.  From there, it s finish packing and drive away.  We will probably give our attorney POA so that he can sign in our stead and we don t have to come back to Mass. for the closing.
 
 This is coming up fast.  Those living in New England should beware.  The day we put our house on the market, the Old Man of the Mountains fell.  Who knows what will happen when this old, stuck New Englander (from an older, stucker New England family) drives away for the last time.

 I thought we had a day or two, but our agent informed us that the inspection MUST happen Wednesday.  So drop everything, cancel all appointments, and she hooked up the pop-up (without me) hopped in the Astro, and is racing towards Minnesota to be there by Wednesday.
 
 This is getting faster and faster.

 I love how they do that! [&:]  They know you live in Mass, right??!!  Do you HAVE to be there for the inspection?  You d think they could set it up for you and then fax you the results.  It s not like you live an hour away or something!

 It could be done without us, but our experience is you gain a lot from being there and hearing what he says and seeing what he points out, no matter how thorough his report.
 
 Also, if you re there, you can make sure he goes into every crawl space, looks in every cubby, etc. rather than giving it a quick once-over.
 
 She s in Erie, PA as I write this, with 14-16 hours of driving ahead.  She ll leave the pop-up out there (already arranged to store at the campground) and probably drive back Friday & Saturday.  We may set up a PO box for mail so we can start having things re-routed out there.

 AustinBostonSounds like things are moving along on track for your new home.  Your move will be easier by doing just a little at a time.  It is a good idea to start filling out the " we ve moved cards"  in advance.  Oh, don t forget to have your internet provider ready to go when you arrive or else you will have terrible withdrawal symptoms in about a day.[;)][;)]

He will have to suffer little bit , at least while travelling ... I wonder how the inspection will be going today, I hope  Pjay made it safely ..... and makes it back safely .

 AustinBostonUpdate...inspection is going quite well, but there is evidence that the house needs a new roof (I expected that).  It s original to the house (1978) and any roof that old that doesn t leak has served it s purpose well.
 
 But the sellers will replace it...or take the cost of replacing it off the sale price.

 We re still on dialup with a national company, so it s just a matter of changing the phone number to a local number.

 We ll keep that in mind, but it s pretty much stay on I-90 all the way to Wisconsin (change to I-94 there), so we don t go through Cincy.

 AustinBostonDear sir AB. If I were you, I would get it priced by three contractors, and deduct the price from the purchase price. There are many ways they can have it reroofed I guess and save money, only for thet to cost you money.
 
 They can have it shingled over the existing ones, not have the planks repaired etc etc etc .....
 
 
 Just trying to offer suggestions when none was asked. yeah shoot me for trying to be nice, come on come on [:D][:D][:D]

 Many years ago when DH was in school we lived in the twin lakes area.  He attended the U of M and we enjoyed the snow...Enjoy your new home![:)]

 AustinBostonCongratulations and glad to hear everything is going so well.  It seems that the main time that a roof gets replaced is when a house is sold.  But having gone through it myself, I would also recommend you have the roof done and have the cost taken out of the price of the house.  When I bought my house the seller had the roof done by her father and we have had some problems as it was not a very professional job.
 
 Anyway, welcome to MN!!!  It s too bad you ve missed our MNPUCC outings this summer, but hopefully we ll be getting together again sometime before next summer!
