It should be firm next Tuesday if all conditions are met.

We have three more showings today and two tomorrow ...... So interest in the house peaked for some reason. Our agent wants me to keep showing the house in case this one falls thru, so I am cleaning the house once again .....

Awsome Birol. Must be a first time buyer to be wanting the home inspection. Then again, our agent put that clause in our contract even though he knew we would not be doing a home inspection? So maybe there is some method to his madness, but your right, if it s still covered by the ONHWP, then it s a waste of $.

When is the closing date? Where you planning on moving?

birolMost banks do require a home inspection for financing - although in your case it does seem a little foolish!!!

Birol,

Getting a home inspection on a home under warranty is an excellent idea. The new buyers don t know the quality of workmanship in the house. Since you were the original owners, there has probably been nobody objective who has looked at the structural stability, plumbing leaks, furnace, etc. Since they only have 3 months for some terms of the warranty, it makes great sense for them to have an inspector come in, and if anything is at fault, have it fixed under the warranty. If they find out 6 months later, then they lost their opportunity for free fix/replacement. So they are basically risking the 300 to ensure there is nothing wrong with it.

Mrs. Sacto and I bought a new home about 3 1/2 years ago (we now live in a 40 year old house) and we had a home inspector come in prior to our warranty expiration. He found a few minor things, but something major with our furnace. It was an attic-mounted furnace and the exhaust was not routed properly. If this were an internal furnace, we would have been subjected to carbon monoxide without knowing it. It was fixed under warranty. The inspector also eased our conscience and said the house was built much better and stronger than most new homes, so that was nice.

Anyway, a different perspective.

My Wife is not arranging for the agreement to be faxed to her so she can sign it and fax it back to me. She thinks I should just sign for her temporarily and she will sign when she comes. I told her that won t work and that we should try to find a way so she can receive the fax and sign and send it back to me. Well, she took off for a weeks of vacation this morning ..... I think that is the end of it, I thought she wanted the new house. [>:]
