Who has to be present when it is signed?  Have someone sign her name if you know that she ll be OK with the deal.  OR is it that her going away was her way of being sure of not having to sell the house.[&:][&:]

I would think your realtor could have gotten a power of attorney.  But I guess Canada is different.
 
 Here, for license plates (at least), if a car is in someone else s name, you can go get a " power of attorney" , take it and have the person get their signature notorized, and that gives someone else " power"  to sign the other person s name.

 If it were me, I would say "  The wife is not feeling well and is inside sleeping.  I ll go have her sign and be right back out."   Then I d go in and sign and bring it back out.  If they questioned her signature at a later point, she could always sign again.
 
 Now... I m not saying I have done this[;)] but if not having her signature meant I might lose out on the new house, I wouldn t hesitate to risk signing.
