Grinding and Difficulty with Tongue Support

Our 1999 Coleman Cheyenne was stored outside for the past two winters, and it has developed some real difficulty with the tongue support. Both last year, and again now, I've tried to get a bunch of lubricant into it. My latest attempt was white lithium grease. I tried spraying it into the very small openings at the very top of the post and then cranking up and down several times to distribute the grease into the mechanism. It helped a lot, but the thing does not operate like it should. I tried placing a jack under the tongue and then taking the weight off the crank-wheel mechanism. With no weight on it, it operates as smooth as silk.

The label on the mechanism says that it is a BAL product and is rated for 800 pounds.

Any advice or experience is appreciated.
