See you scheduled me for a campsite. Thank you for doing that. Our living arrangements are changing, which will allow us to get out of town more often. We want to be there next year.

We should pool our collective SCCAMPERS resources and buy it!  We would have our own official campsite...

I personally would not be to concern about them selling the CG. If they find new buyers, I am sure the new buyers are going to keep it a camp ground and not try to build condos or something. And even if they wanted to, it would take months to get approval and the people of Santa Paula would fight it. The towns people don't like grow and fight every developer that proposes a new housing tract in their area. So we should be OK for Oct., and during the Halloween rally we will know if we can or want to come back again.

I contacted Far West Resorts and they don't know the future of the campground but are guessing that the new owners will honor the already reserved sites.  They think we are safe for our Halloween Rally but really don't have any information other than the campground has been sold.  They don't know when things will be finalized or what they are planning for the land.

I'm sure Bob will be in contact with them in the coming months and will let us know what is happening.

Frankly, I wouldn't trust them.  If we can come up with another place that's just as attractive I'd at least entertain the idea of moving the rally.  Who knows, the new owners could be under no obligation to honor anything & we'd be stuck at the last minute.

It never hurts to have a back-up plan.

WOW, Dont forget CONTRACTS. They still have a 15 year land lease with ventura cty. to fullfill , Contracts with people like SCCampers and its next to  IIRC a state or city park, There shouldn't be much differance in the way its run unless a HUGE resort Conglomerate purchased it and if so they got a steal at $995K.But it would be years before any major change would/could be made.

We still have 7 months!  Let's just see what shakes out in the next couple months and figure it out then.  This isn't gonna be something that happens overnight.  It takes 30 days for escrow to close on a house, this is a bit more involved than that.  As far as a back up plan, we may have to resort to that.  But, somebody else will have to take the reigns because Bob will be busy trying to keep track of Far West and whether that will work.  We can't expect him to try and wrangle that and a new place.  Any takers????  Laura?  It was your idea after all.  :D

I have been in contact with Bob and he thought it might be a good idea if I checked around for other places to stay.
 
I called the Banning KOA that some of us are staying at Oct 3-5 and they don't have anything available.
 
I also called Yuciapa Regional Park and we are in luck, they have 30 hook-up sites available for Halloween weekend.  Some are in a new area and others are in the old but are still close together. I'm waiting to hear from Bob to see what he wants to do. We can't wait long to see what Far West is going to do because then we definitely won't have another place to go. We'll see how this goes. The good thing about Yuciapa Regional Park is that it is on the same street as Riley's Farms and isn't far from that little shopping/zoo area that everyone enjoyed many years ago.

I agree with Brian.....no need to panic. If they are going to change this from an RV Park to anything else, they will have to go through a zoning change process, environmental impact studies....yadda-yadda-yadda. I don't think there will be any changes for years. I doubt they will close the CG as long as it is generating any revenue at all. There's no upside to it.

Besides, as I read it, all that was sold was the business which is the RV CG business (which includes our reservations). The CG is on leased gvm't land and there is 15 years left on the lease. The land was not part of the sale (the way I read it) just the lease on the land. The lease payments are $48K per year and I think that it would be in anyone's best interest to leave it generating income to make the lease payments.

Even if the gvm't was in on some sort of land deal with a large developer, it would take years for anything to happen with the property. The state and developer would be very careful about making sure that no feathers are ruffled, if there is any kind of "Deal" going on. At the very least, the new owners of the RV Park, would be required to give 12 months written notice to all land owners, businesses of any land use or zoning change application.

If they close that RV Park for re-development, the financial impact to that community would be tremendous. This is not something that would happen without an awful lot of law suites and wrangling.

I am 99% positive that they will honor all reservations that have been made. At some point, they may stop taking reservations, if there is to be a change in the land use (which is VERY unlikely IMHO).

Hi Friends/SCCampers.
 It's your wagonmaster for Halloween 08'. I have just got off the phone with Far West camp ground. Since being the wagonmaster of this one, and seeing several posts about the "possible" closure or the unsure prospect of such; let me tell you what is really happening!
  First off, the sky is not falling! That is fact 1. Secondly, the campground has been sold, fact 2. Our rally is still on for Santa Paula in 08" fact 3. Now I can tell all of you who the new owners are: It's KOA! :yikes: They are the new registered owners. Presently no major changes other than the name change to possible Far West KOA. They are removing the animals on the property, located by the office, but not the peacocks! Improvements are going to be made and it was mentioned that rates will more than likely go up! Everything else goes up so why not this too! I have been asked for those who want to know to try and ask me first and I will get in contact with my reservation person. The office people are only told what is needed to know and they pass out what little info they can.
 I did tell Kim in a pm about the possibilty of looking at banning or other but NOW I feel there is no need. This purchase can only improve what I find is great location. If others feel not so inclined, then call the other mention campground and at least find out what time frame we would have to let them know by!
  Brian hit the nail on the head when he mentioned that I can do only one job at a time! Let me have the lead way in keeping you all informed on what is happening. I have made a change or two, on page one! I have been aware of this thru other posts/pm's and I don't think we are going to have a problem.
 Lastly, have any of you ever been to a KOA that did not have a pool? That would be a welcome change! This is just my opinon but it sure could make it better. Put it right where the animals are penned up. They could also open the bottom area up to more travel trailers/popups/motorhomes and less tent. Split in half and increase their revenue that way and not raise the rates drasticaly! Bottom line, it is a win/win situation because they have the experience and money to really improve the campground and we can all enjoy.
 We do have a contract for this year. We have not made the first payment to them but i still feel that they (KOA) won't raise it too much because of their vast network of campgrounds.

I agree with Bob, Brian, Wayne and Mike...nothing drastic is going to happen between now and Oct.  Even "KOA" isn't manned with a whole bunch of magicians.  The name will change, some personnel might change, but the rest will probably be the same as when we were there "last" Oct.
Everybody take a deep breath and go camping...Bob is "ALL OVER THIS RALLY",
nothing bad is going to happen.
