Coast to Coast RV Resorts

About a year ago we did the whole "Sit through an Hour of talking" at a new RV Resort opening up close to us.  It's like a Thousand Trails  but this one is Coast to Coast.  Has anyone ever stayed at one of their resorts? If so, how was it?  Here's a little insight for anyone thinking of checking these types of places out.
We went a year ago, decided it was to pricey for us, especially since we couldn't even see the place except for pictures, it wsn't even close to being done yet.  So, last night I get a call from them,  "C'mon over to the resort, listen to our talk again and we will give you $50.00, 2 free lunches, 12 rounds of Golf,  and a 3 day 2 night stay. We're going on May 4th-6th  to check it out.  Here is the specifics of this place:  Sites are 30' x 50', Full Hookups, Fishing lake, paddle boat lake, minature golf, 2 restaurants, 18 Hole golf course. I'll post pics when we get back.

When we purchased our PopUp, the dealer gave us a bunch of vouchers for "free" camping.  Well, the "free" was actually "Sit through an Hour of talking" type of camping.

We did visit the Thousand Trails resort in Acton, ($15,000 and parallel to a freight train line).

And then we visited K.Q. Ranch in Julian from Colorado River Adventures, (It is ALSO a Coast to Coast afiliated Resort).  They were a bargain at only $12,000, (which included a week/yr in a "cabin", and only $560 yearly maintenance fees)!  In 2006 when we visited a fire had just burned some of the surrounding area, and that was their main excuse for the place looking very messy.  It didn't expain the run-down kids play areas, lack of grass anywhere, and weeds growing on the tennis and basketball courts.  The "free lunch" was composed of cheap hot dogs from Smart and Final cooked on a BBQ, (and we were actually charged $1.00 per hot dog)!

We were not impressed. :D

Keep in mind that the cost of the $50.00, 2 free lunches, 12 rounds of Golf,  and a 3 day 2 night stay (along with everyone else's $50.00, 2 free lunches, 12 rounds of Golf,  and a 3 day 2 night stay who says "no") is built into either the base price or the annual maintenance fee.

A campsite is worth between $15-$50/night, depending on location.  It takes a lot of camping to make it add up to the interest on the base price (plus maintenance fee).

What I'd like to know is if anyone ever sold their campground timeshare without loosing money.

Brian, where's this place?  Sometimes they'll let you stay free as long as you listen to their pitch.  If it's nice enough (and you'll know after going) maybe we could get a bunch of people together to listen to their pitch AND get a free weekend out of it!

Believe it or not, it is 14 minutes from my house.  It is in Lake Elizabeth. I've been there before to play golf.  Like I said, thi will bemy second time going through the pitch.  I received everything they promised.  We had lunch at the Golf Course restaurant, it's not a five star but it was good food.(I had to tip)   I used the golf vouchers they gave me with no problemss at all. I will tell them I have "friends" that may or may not be interested and we will see what we can do about a group weekend thing.  I will take pics and report on this place later.

Over the years I must have accumulated about 50 "free weekend offers" from one or another of the camping/RVing package deals.
We take them up on them only if it's somewhere we've wanted to go and can use a freebie on the site to help offset the vacation cost...LOL
 
They've all honored any offers we received as far as free camping, free food, prizes, vouchers etc. My Smokey Joe came with one offer and a Sunbeam grill with another weekend. And I used to embarrass my first DW as I had a list of embarrassing questions the folks presenting the offer didn't want to hear...LOL
 
Any of the packages can be found cheaper on resale sites all over the net, BUT most of the free weekend offers include a notation that you can't buy a resale within 6 month or a year after attending one of their seminars.
One MAJOR thing to watch out for is if the package does not have an opt out clause. You are on the hook for dues for your lifetime unless you can find another sucker to take it off your hands.
There are also many "levels" to most plans. SOme include only a "home park", a slightly higher level might be regional, and even higher one national, but with restrictions, and some have a really top of the line package that covers just about everything for the cost of enrollment and anual dues, but those for that level package ain't cheap even at resale.
Maybe if I ever went full timing I might consider one of them, but simplier plans like Passport America with it's $50 yearly fee, which you can drop any time and has in most cases the same or less restrictions that the major plans are favorites of the snowbirds and full timers in our extended camping family.

We are in the early stages of our membership to one of these packages.  We spent alot (I mean alot) less than what everyone else is talking about.  We have free camping for life at any of our home resorts and the coast to coast resorts we stay for $8.00 - $13.00 per night full hook-ups depending on the campground.  They said it was over 600 campgrounds in the network in every state except North Dakota.  We will see.  I hope it works out and if it doesn't it'll just be part of the total learning curve of this RV thing!
