 No longer looking in the Hampton Roads, VA area.
 
 Tomorrow morning the DH is going to work and giving his 2 weeks notice.  He s gotten a great offer that he can t refuse in Florida!!!Q  He starts the 26th of this month!
 
 Now we just need to get this gosh darned house sold!  We just listed with a new agent this past Sat.  She was amazing!  Listening to her talk about what she would do to sell our home was nothing like our last agent.  We think the last one was in over her head.  The new agent says she is confident that she can have this house sold in 60days!  Let s hope so.
 
 I m so excited to be going to FL.  It s been a dream of my 7yold.  I am looking forward to NO MORE SNOW!!!
 
 Anybody who can give me info and suggestions for good neighborhoods in the Jacksonville area, please feel free to chime in ASAP!

 MommaMiaCindy, I was wondering how it was going selling your house!  I ve been thinking of you, but was unsure of your screen name.  We are putting our house up for sale right before we leave for the Rally.  Talk about prep work!  I don t think there s a room in the house left unpainted!!!  [8D] I wiped out!   We also have a similar deadline, only ours will take our $$$, not make it!  [:D]  Hopefully we will be in a new house by Sept 1! We are praying!!!
 Good luck in Florida, I m a little jealous!  Only a little, because I like the snow!

 4 hours isn t too far to camp.  Especially if we meet half way!
 
 We had to cancel our trip for July because of the move.  Hope I get to camp sometime!  But on the up side... moving to FL expands my camp season a whole lot!!!

 We listed with the new agent andalready had a showing yesterday and 2 today!!! Fingers crossed big time!!!!
 
 I know what you mean about being pooped!  Our house never looked better!  We dropped the price significantly, so I don t think it will take us too long to sell it, now.  The two showings today... one was here over 30 mins, the second was here over an hour!!

 MommaMiaGood luck selling that house!  I m sorry that you have canceled on the July trip ~ was looking forward to meeting you.  Oh well; there will be other trips!  Keep us posted.

 MommaMiaI m so sad to know your going.....I was hoping we would get in atleast one more camp extravaganza before you had to leave - but the weather here is miserable(as you know) and camping has been impossible......
 Connecticut is losing a great gal - you will be missed!  I know you will stay on PUT (you better) and keep in touch with all of us here.
 Good luck with the sale of your home, I hope the move and all go well too - when you see the big truck with the camper behind it - that s just us coming for a visit - we ll just set it up right in your front yard (wherever you land) and have that get together we ve talked about so often!!!! I ll bring my gas powered blender sweetie!!!!

 PopupnutI know Beth..  The weather here HAS been miserable for camping.  Everything is so wet, it feels like we are never going to dry out.  We have had the camper popped up in the driveway and the kids and I sleep there at least one night during the weekend, rain or no rain!
 
 I m going to be out at Lone Oaks this Sat. doing the Flea Market, if it s not raining.  Any chance you are camping there?
 
 I may be able to squeeze in one short local trip before we move.  Erik is heading down on the 25th but I will be here a few weeks more.  I may take the  kids out for 2 nights, just to take a little break from all of the hub-bub of packing and moving.
 
 You are always welcome to visit FL!  You can certainly camp out on our yard.
 
 As for the blender... sounds great!  Margaritas!  But who needs a blender when you have those Butterballs?!?!

 I am disappointed too!  But I just can t see me making that trip.  First off it s right during the expected big move time and secondly, even if I didn t have the big move done by that time, I don t want to take such a long trip without Erik.

 MommaMiaDoorbell rang this am just after I posted here.  Some people who stopped by the house a couple montths ago are interested in the house...  I showed them through, they really liked it. I gave them our agents info.
 
 Well, I just got off the phone with our agent.... She has a full price offer in her hands right now!!!  They want an August closing!!!  Wahooooeee!!!!!
 
 Gotta make a bunch of calls...
 
 Only thing is, if these people had shown up 6 days sooner, (before we signed the contract with our new agent last Sat.), we wouldn t have had to pay an agent fee!!! As it is, I sold this house. Not the new agent!  Sigh....

 Tell the agent that she/he doesn t deserver full commission as they did not even spend a dime on the house yet ! They should agree to half a commission or something !

 MommaMiaI am so glad your house is finally sold.  I had been wondering how it was going.  
 
 I disagree with birol because the agent has gone to a lot of trouble to create a marketing plan, has probably entered the house in the MLS, has probably ordered flyers to be printed or already printed, has spent money on the sign placed in the yard and and other things you might not realize.  Often the general public doesn t know just how much money an agent spends to do business.   Sounds like these folks had visited when it was listed with another agent but any subsequent listing would supercede the previous listing.  If you had not kept it listed the folks might not have known it was still for sale.  Ok you win....I m getting carried away again after 24 years of this business.  Naw, don t get mad at me or anything....I just know too much about real estate.  LOL!

 She did come up with a marketing plan but only listed the house on Sat...6 days ago, so she never got to implement the plan.  As a matter of fact she was on vac Sun, Mon, and Tues.   So she has been working on the house for 1 day. She did print flyers but we just got the flyers here at the house yesterday. The house was entered into the MLS on Monday, using the photos swiped from the previous agencies web site.  There have been no ads placed yet in any papers or on TV.  No sign has been hung in the yard yet.
 
 The buyers just drove up to the house today, hoping it was still for sale.  When she saw no sign it prompted her to come to the door and ask if it was still for sale.
 They had seen the listing originally almost 2 moths ago when we had it with the first agent.
 
 The first agent loses out.  Once her contract runs out, if we sign with a new agent, any post listing procurement agreement she has becomes void.  Anyone that she showed the house to is fair game for the new agent.  Anyway... these people were never in the house before today.  I understand the first agent put a bit of money into marketing it, but the reasons we never relisted with her were many.  Lack of communication and the fact that noone from that listing agency ever showed our home.  I can understand that she personally never had an interested client, but noone from the enire agency?!?!  I just think she got stars in her eyes when she found out we had a big ticket home and was really in over her head.  The new agency never even knew our house was on the market for the past 6 months!!  
 
 The new agency had 3 showings here in the first 3 days it was listed.  They had buyers waiting for something just like this to become available and have had others looking for this type home in the past 6 months.  How come those people never heard about our house? One couple that came yesterday started asking follow-up questions within hours of the showing.  There is still a chance that they may come in with an offer.  It will be nice to have back up offers ready in case this deal falls through. Although I don t see that happening.
 
 This couple had a deal fall through in a neighboring town and are already pre-approved with the bank, check waiting to see who it gets made out to.
 
  I could tell the instant she walked into the house that she wanted this house.  She didn t even try to hide her excitement!  She kept grabbing her husband s arm saying " I love it! It just keeps getting better and better!!"   No poker faces on the two of them!  I, on the other hand tried so hard to keep calm.  Oh man was I ready to pee in my pants.
 
 I am certainly not going to blow things by trying to get $ off of our agents commision.  It s my dumb luck that the people came 6 days too late!  But also my great luck that we have a buyer at a time when it couldn t be more perfect!!!
 
 Ok... my mind is swimming.  I gotta catch some zzzs and be rested for contract signing tomorrow am!

 MommaMiaGreat job on the selling of the house, when we sold our firsst one it was only up for 2 weeks and the 3rd people to come thru, i think thats how it is saposta happen when it s ment to be...... where in fla you moving to?? I lived there when I was a teenager with my parents, in a small town called frostproof about an hour south of orlando.... best of luck, hopefully your pop up has ac???????
